Tenant Checklist

MOVE-IN

Use this checklist to verify the home is ready for you during your move in inspection. If the checklist was not completed:​

  • Choose to accept the home in as-is condition and complete the work yourself​ without compensation of any kind.

  • Pause the move in. This will give us time to dispatch a contractor. The work will be billed to the previous tenant.

SEMI-ANNUAL

We recommend tenants complete their checklist in the spring & fall to keep up maintenance. Then your have less work during your Move-Out.​

MOVE-OUT

It's your responsibility to complete all the items on this checklist. Anything you don't complete, we will do for you and the bookkeeper will bill your account.

Repair Damage

Occasionally, things get damaged or broken. It's no big deal. Just make the repair to professional quality. If you don't make the repairs by the next Preventive Maintenance Inspection, we have to start working on it.

​

COMMON DAMAGE

  1. Broken window blinds

  2. Clogged toilets

  3. Broken window

  4. Damage to drywall/paint

Tenant Responsibility

If you submit a request for something that might be tenant responsibility, our processor will cancel the work order and text you so you have the opportunity to make the repair yourself before we dispatch a contractor.

If you can't fix it, send another request and we'll dispatch the contractor. Who gets the bill is based on the contractors findings. Example: a broken underground pipe would be billed to the landlord, whereas a broken exterior water faucet near the lawn would be billed to the tenant.

​

PLEASE NOTE: The cost to coordinate everything associated with the work order, including the time spent by our Maintenance Coordinator, is billed to the party that is determined to be responsible. 

​

When the work is completed we will:

  1. Charge the invoice to your account + the applicable markup.

  2. With the contractors # in the description on your account ledger so you can call them if you have questions.

  3. Attach the invoice to your Shared Documents tab in appfolio.

DIY Tips

​Doorknob Tighten
Occasionally, the screws will loosen.  Grab a phillips-head screwdriver and tighten them up.

Dryer Plugs
There are two types of 220 receptacles.  If your dryer plug doesn't match the receptacle, it can easily be changed. we recommend you call an electrician for fire and safety reasons.

​

Pilot Lights

Lighting pilot lights (water heater, furnace, fireplace pilot, etc.) is the Tenant's responsibility.  However, it must be completed by a licensed and insured contractor or the utility provider.  The utility companies will light them for free.  It's safer to let them perform the service because they usually do a quick inspection before lighting.
